Your Simple Step-by-Step Guide to the Homebuying Process

Buying a Home? Let’s Keep It Simple.

Thinking about buying a home but feeling a bit overwhelmed? You’re not alone. It can seem like a big, complicated process—but it doesn’t have to be. When you break it down into easy steps, it starts to feel doable (and even exciting!). From house-hunting to moving in, we’re here to guide you every step of the way.

Here’s a simple step-by-step to help you get started:

1. Know Your Numbers
Before you start browsing homes online, let’s get a clear picture of your finances.

Check Your Credit Score
A higher score usually means a better loan rate. Aim for at least 620—but higher is better.
Save for a Down Payment
You don’t always need 20% down, but the more you put down, the less you might pay monthly.
Plan for Extra Costs
Think moving expenses, closing costs (usually 2–5% of the loan), and any early home fixes.

2. Know the Difference between "Pre-Approved and Approved"
Did you know you can get approved prior to house hunting? This shows sellers you’re serious and helps you know exactly what you can afford. You’ll need to share things like paystubs, and bank statements with your loan officer (that’s us!).

3. Make a Must-Have List
What matters most to you?
Location, number of bedrooms, yard space, commute times—write it all down.
Do some neighborhood research
Visit at different times of day, check out local schools, and get a feel for the area.

4. Team Up with a Real Estate Agent
A great agent makes a big difference. They’ll help you find homes, make offers, and handle negotiations. Not sure who to use? Ask us for a referral. We work with the cream of the crop!

Be clear about what you want
Your budget, timeline, and deal-breakers help your agent find the right fit faster.

5. Start House Hunting
Visit Open Houses
Online tours are cool, but in-person visits give you the full picture.
Take notes + photos
After a few houses, they start to blend together. This helps you keep track.

6. Make an Offer
Remember the "Pre-Approval vs Approval"?  This is where it comes in handy! We will strategize with your real estate agent to make your offer "good as cash".  Ask us how!
Your agent will help you know when to go in strong or take your time.
Be ready to negotiate
Price, closing date, repairs—it’s all on the table.

7. Get a Home Inspection
Hire a pro to check the place out. If they find any big issues, you can ask for repairs, renegotiate, or walk away. It’s all part of the process. Your real estate agent will guide you through this.

8. Finalize Your Loan
Submit final paperwork
We’ll guide you through this part and lock in your rate.
Stay in the loop
We might need extra info along the way—quicker responses = quicker closing.

9. Close the Deal
Review your closing disclosure
This lays out the final loan terms and costs. Make sure everything looks good.
Sign + get your keys once it records.
That’s it—you’re officially a homeowner!

10. Move In and Make It Yours
Plan your move
Schedule movers, transfer utilities, and update your address.
Enjoy your new place
Decorate, settle in, meet the neighbors. This part is all yours.
